Job Summary: Under direction of the Assistant County
Manager, directs and oversees the County’s facilities maintenance operations, including planning, organizing and directing construction, maintenance and repair activities for County buildings and facilities and related HVAC, electrical, and mechanical systems. Develops and implements a preventive maintenance program for all Chatham County facilities. May serve as Project Manager on capital improvement projects. Oversees the operation of the County’s parking garage. Manages custodial and janitorial services. Develops and implements departmental policies and procedures. Ensures compliance with all applicable work rules, regulations, standards, policies and procedures. Develops, recommends, and manages departmental and project budgets to include staffing needs and cost estimates on building systems and equipment. Develops bid specifications. Manages various skilled labor/repair functions such as carpentry, electrical, mechanical, plumbing, construction/remodeling work and routine/preventive maintenance tasks. Supervises, directs, organizes, and evaluates assigned staff and subcontractors. Handles employee concerns and problems; directs work, counsels, disciplines, and completes employee performance appraisals. Directs, monitors, and inspects work performed by outside contractors. Provides technical expertise as needed or required. Prepares and maintains related records and reports.
Minimum Qualifications: Associate’s degree in a building trade such as Industrial Maintenance, Electrical, Mechanical, HVAC or closely related field; supplemented by five (5) years of supervisory experience in the operation of a facilities maintenance program; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Must be able to learn, comprehend, and apply all Chatham County or departmental policies, practices, and procedures necessary to function effectively. Must possess and maintain valid certifications and/or licenses in related building trades. Must possess a valid Driver’s License.
