Development Permitting Advocate

Serves as the county's point of contact to residents and contractors, herein referred to as "clients", regarding planning and permitting projects.  Provides guidance and assistance to clients throughout the life cycle of the development process to aid in the smooth and timely completion of the required applications and permitting.
 
Provides information and technical assistance to clients concerning County's zoning and development process, plan review process, code requirements, code interpretation, code compliance, and related issues; assists clients in preparing applications for plan review submittal; discusses construction plans, permit procedures, status of plan reviews, problem areas, changes/needed corrections, and client's responsibilities with project related property owners, developers, contractors, subcontractors, engineers, and architects; recommends solutions to problems; responds to questions or complaints, researches problems, and initiates problem resolution.
 
Interfaces with various county departments when necessary regarding the status of the client's application or permit. Coordinates and tracks the progress of assigned projects; monitors status of the permit; performs follow-up of identified problems; communicates, and coordinates with county staff and officials to troubleshoot specific problem situations that are impeding the progress of the application or permit; implements corrective action as necessary to move the project thru the internal processes required during the approval process.
 
Provides timely response to requests for information from clients; provides assistance and information to residents, developers, contractors, attorneys, and County officials regarding planning/zoning issues, land use issues, code/ordinance interpretation, development policies, site plans, plan reviews, review procedures, permits, fees, documentation, zoning conditions compliance or other issues; responds to questions/complaints, researches problems, and initiates problem resolution.
 
Reviews building permit applications and sign permit applications; reviews building plans, site plans, plan revisions, architectural drawings, engineering drawings, engineer's letters, electrical diagrams, equipment specifications, and related documentation; verifies preparation of construction plans by an authorized individual/agency.
 
Communicates to the client any non-compliance issues and corrections required for plans to achieve compliance with codes; explains the necessary corrections needed to be made to plans to meet compliance prior to issuance of permits.
  
May require after hour, or an alternated working schedule to attend meetings or visit field sites.

Minimum Qualifiactions:

Bachelor's degree from an accredited college or university in Urban Planning, Public Administration, Economic Development, Business Administration, Construction Management, or closely related field; supplemented by three (3) years previous experience and/or training that includes urban planning, local/regional land use, zoning, land development, plan review, or business development; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job.

Requires possession and maintenance of a valid Georgia driver's license.
