Purpose of Job 
The purpose of this job is to coordinate the installation and maintenance service on various types of control systems associated with building automation, including information technology, safety, security, energy management, digital, electronic, electro-mechanical, and pneumatic. Tests, troubleshoots, diagnoses, and repairs all types of building automation system equipment and software under the jurisdiction of the Central Services Department.  

Job Related Requirements 

WORK SCHEDULE: Monday - Friday, 7:00 a.m. - 3:30 p.m.

May be required to work on religious holidays.  

Regular and predictable attendance is required.  

Must work cooperatively with others.  

When requirements include vehicle operation, responsible for the safety, readiness, and operation of the vehicle and must abide by ACC's safe driving policy.  

Emergency Position 
This position is designated as an emergency position that requires your attendance at work under all types of emergency conditions. Some examples of emergencies include inclement weather, utility failure, fire or other forced evacuations or as determined by the Manager.

Minimum Training & Experience Required

Technical degree in computer science, programming, electronics, or related field with three years’ experience in building automation systems required; or any equivalent combination of education, training and experience which provides the requisite knowledge, skills, and abilities for this job.

Must possess a valid driver's license.

Possession of electrical and/or HVAC license(s) preferred.

Experience with I-CON devices on Envisage, ViconNet, South Western Communications, Cooper Controls, Greengate Energy, Johnson Controls, Metasys, Honeywell, Gamewell-FCI, Delta, Mitsubishi and Daikin systems is preferred.

Must obtain security training for the supervision of inmate workers as set forth by the Georgia Department of Corrections Standard Operating Procedures within six months of date of hire or at first available opportunity.

Essential Duties & Responsibilities

Oversees the installation and maintenance of Building Automation Systems such as:  

  • CCTV
  • Intercoms
  • Card Access
  • Lighting
  • HVAC
  • Solar Energy 
  • Plumbing
  • Locking Systems
  • EV Vehicle Chargers
  • Video Visitation
  • Video Arraignment
  • Security Systems
  • Battery Charging Stations for Lawn Equipment

Integrates Building Automation Systems by working closely with the Sustainability Office to ensure energy efficiency

Works closely with the Sustainability Office on solar, EV Charging Stations, and other energy savings projects.

Performs building automation system start-up and commissioning on digital, electronic, mechanical, and pneumatic control installations.

Completes both preventative and corrective maintenance on equipment as needed.

Develops, installs, and maintains all types of DDC networks.

Researches and provides recommendations on new technologies and equipment.

Performs project installations including design review, permitting, coordination, and hands-on installation of building automation systems.

Reviews, develops, and implements procedures for acceptance of completed work with contractors

Develops and updates control drawings using various software, including drafting (Ex. CAD) and word processing programs.

Works with the Facilities Administrator to develop and implement building automation standards to include, but not be limited to, equipment sequencing, network access and DDC network security measures, accepted network types, and work practices.

Maintains a database of maintenance performed and control drawing libraries to be available on the intranet and internet websites for all HVAC technicians and approved contractors.

Provides support and coordination regarding daily work as well as projects involving Information Technology, HVAC, safety, security, energy management, and CCTV.

Provides training for technicians on various control systems, sequences, and equipment of installed systems.

Provides training for all other staff to use building automation systems.

Recommends improvements to the DDC network infrastructure and energy management strategies.

Coordinates with the IT department to troubleshoot connection and communication issues.

Performs automated system maintenance and updates.

Identifies and maintains automated system critical component inventory.  Sources products/parts and exercises procurement through proper procedures.

Assists in the development of short and long-range divisional goals.

Assists with office functions as necessary.

Performs other duties as required.

Knowledge, Skills & Abilities
Knowledge of the principles, practices, and procedures of the Facilities Management Division of the Central Services Department.

Knowledge of building automation systems, HVAC, electrical concepts, and building operations.

Knowledge of Programmable Logic Controller / Direct Digital Control Systems using either Building Management Systems or local, stand-alone control loop hardware.

Knowledge of any changes in policy, methods, operations, budgetary and equipment needs, etc. as they pertain to division operations and activities.

Knowledge of the standard practices, methods, materials, and tools of building construction, maintenance, and repair, as well as state and local building codes and safety regulations.

Knowledge of office equipment and various word processing, spreadsheet, and database software programs.

Knowledge of and proficient with computers.

Skill in interpersonal communication.

Skill in organizational, management, human relations, and technical matters.

Ability to monitor the performance of subordinates against measured established goals.  This position may supervise the work of others, including contractors.

Ability to effectively communicate and interact with subordinates, management, employees, members of the general public, and all other groups involved in the activities of the Facilities Management Division of the Central Services Department.

Ability to assemble information and make written reports and documents in a concise, clear, and effective manner.

Ability to use independent judgment and discretion in managing subordinates including the handling of emergency situations, setting priorities, maintaining standards, and resolving problems.

Ability to comprehend, interpret, and apply regulations, procedures, and related information.

Ability to handle required mathematical calculations.

Ability to read, understand and interpret personnel and financial reports and related materials.
