The City of Fairburn is seeking an experienced Building Operations & Maintenance Specialist with some semi-skilled experience working in maintenance, repair, adjustments and complex work functions associated with construction to ensure that City’s buildings and facilities are properly maintained and meets City’s standards. Local government experience is a plus. Experience working in Facilities Management, Property Management, or Building Operations environment is a plus. Reports to the Building Maintenance Superintendent.
Hiring Range: $26.49 - $27.81 Hourly (Depending on qualifications)
Work Days/Hours: Monday – Friday
8:00 a.m. - 5:00 p.m.

JOB SUMMARY
This position is responsible for performing semi-skilled maintenance, repair, adjustments, and complex work functions associated with construction to ensure that City’s buildings and facilities are properly maintained and meets City’s standards. Reports to the Building Maintenance Superintendent.
ESSENTIAL JOB FUNCTIONS
Education and Experience:
High school diploma or equivalent supplemented by five (5) years previous experience and/or in facility maintenance, painting, plumbing, electrical work, construction, or general building maintenance/repair; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job.
Licenses or Certifications:
Must possess a valid State of Georgia driver’s license (Class C), and must have a satisfactory Motor Vehicle Record (MVR) as defined by City Personnel Policy.
Association of Certified Handyman Professionals (ACHP) or similar certification is preferred.
Special Requirements:
Requires an acceptable general background check to include a local and state criminal history check and an acceptable driving record. This position is deemed safety-sensitive and is subject to random alcohol and controlled substance testing.
Knowledge, Skills and Abilities:
Knowledge of basic arithmetic operations.
Knowledge of a wide range of repair and maintenance techniques.
Knowledge of building maintenance requirements.
Skill in operating and control the actions of equipment, machinery, tools and/or materials requiring complex and rapid adjustments.
Skills required to repair and perform maintenance of air conditioning, appliances, drywall, electrical, flooring, heating and cooling, kitchen and bath or and plumbing work, roofing and windows and doors.
Skill in operating hand tools, power tools, and other building maintenance equipment.
Skill in carpentry, electrical, and plumbing tasks.
Skill and comfort level with the use of a ladder to complete repairs as necessary.
Ability to safely perform carpentry, drywall, electrical, flooring, heating and cooling, remodeling, painting, plumbing work, pressure washing, roofing, windows and doors, and other related handyman/carpenter related duties.
Ability to affect routine repairs of City property, facility and equipment.
Ability to follow oral instructions.
Ability to provide excellent customer service to the citizens and other customers of the City.
Ability to organize, to coordinate, and to complete duties to meet scheduled deadlines.
Ability to work in a team-based environment and to achieve common goals.
Ability to lift and carry objects weighing between twenty-five (25) and up to seventy-five (75) pounds.
Ability to work in extreme temperatures for extended periods of time.
Ability to work in environment involving high risks with exposure to potentially dangerous situations or unusual environmental stress that requires a range of safety and other precautions.
Ability to use protective clothing or equipment, such as masks, coats, vests, hard hats, boots, goggles, gloves, etc.
Ability to calculate and/or tabulate data. Includes performing subsequent actions in relation to these computational operations.
Ability to exchange information for the purpose of clarifying details within well-established policies, procedures and standards.
Ability to utilize a variety of reference data and information.
Ability to calculate decimals and percentages.
Ability to apply principles of rational systems; to interpret instructions furnished in written, oral, diagrammatic, or schedule form; and to exercise independent judgment to adopt or modify methods and standards to meet variations in assigned objectives.
Ability to exercise judgment, decisiveness and creativity in situations involving a variety of generally pre-defined duties which are often characterized by frequent change.
Ability to perform limited travel as needed.
Ability to perform other duties as assigned.
PHYSICAL DEMANDS
The work is moderate work which requires exerting up to 50 pounds of force. Work requires regular and, at times, sustained performance of moderately physically demanding work, typically involving some combination of climbing and balancing, stooping, kneeling, crouching, and crawling, and that may involve the lifting, carrying, pushing, and/or pulling of moderately heavy objects and materials. Some tasks require the ability to perceive and discriminate colors or shades of colors, sounds, odor, depth, texture, and visual cues or signals. Some tasks require the ability to communicate orally.
WORK ENVIRONMENT
Work is performed in an outdoor environment. Performance of essential functions may require exposure to adverse environmental conditions, such as dirt, dust, pollen, odors, wetness, humidity, rain, fumes, temperature and noise extremes, machinery, vibrations, electric currents, traffic hazards, toxic agents, disease, or pathogenic substances.
